The Internet has become a common ground for sharing viewpoints, both pro and con. As more people are tuned in to the electronic age it has become increasingly more difficult for the bad practices of any business, no matter how remote or small their marketplace is, to continue without being noticed, as has been the case until now. People of all levels and of experience have increasingly begun to share their opinions concerning the various pluses and minuses of various businesses. Many businesses are not coming out well in these news group discussions. In this case it’s the Nevada Real Estate Division (NRED).

According to public Reno Justice and District court records, in August 2004, Wells Fargo received several calls from Valerie Mapes. Ms. Mapes was then and is a Broker Owner of Prudential Nevada Realty. The calls were about her agent, Keith W. Gledhill http://reno.broowaha.com/article.php?id=3448.
Initially, Ms. Mapes spoke with Wells Fargo’s manager, James Elvick. Ms. Mapes told Mr. Elvick to muzzle his loan officers or else she would not allow anyone in her brokerage to work with anyone at Wells Fargo. Mr. Elvick had known of Mr. Gledhill’s illegal activities for several previous months as Mr. Gledhill had months earlier fired Wells Fargo loan officer, Ms. Michelle Vinson, for refusing to do Mortgage Fraud and have an affair with him. Mr. Gledhill had described Ms. Vinson as “a bimbo who wouldn’t do what I wanted.†Ms. Vinson says she “did not want to work with Keith as (she) fired him because he was a dirty rat looking to screw around on his wife as he had called (her) while she was at training in LA, where the Gledhills live, and had offered to pay for (her) to stay another night and show (her) the town and then had shown up at the Brew House while (Ms. Vinson) was there with friends.â€
Mr. Gledhill did not work and bragged about it and repeatedly ridiculed those who did. “What I do is a more productive use of my time.†Mr. Gledhill repeatedly bragged about his expensive vehicles, his rich and lavish lifestyle and how stupid the peons were for working when there were so many other easier ways to live.
It had become obvious to Wells Fargo that Mr. Gledhill and his wife lived beyond their stated income for the debts, mortgage amounts and lifestyle they maintained. Mr. Gledhill had asked unusual questions regarding compliance with government reporting requirements, anti-money laundering policies, loan fraud, owner occupant home loan and home insurance policies, forged documents such as rental agreements, home owners’ insurance, and does the lender follow up on documents and go out and actually check property after close? He repeatedly exhibited a lack of concern regarding risks, commissions or other transactional costs to a home loan lender or insurance company.
When Mr. Gledhill approached a second Wells Fargo loan officer for Mortgage Fraud, Mr. Elvick properly started the process of involving Wells Fargo Fraud, 800/947-9869, for the required Suspicious Activity Report (SAR). Karen Benson with Wells Fargo Loan Fraud told Wells Fargo Reno to file a police report and give all information to the State agency regulating Gledhill’s real estate license. Then Wells Fargo discovered that Mr. Gledhill provided Wells Fargo with a forged original rental agreement to clear a loan condition. Karen Benson then filed a SAR (Suspicious Activity Report) with the FBI and added probable money laundering by Gledhill to her report. There was by now a growing belief the Gledhills had used to facilitate several federal criminal transactions, Bank of America, Wells Fargo, First Horizon and CTX Mortgage, as conduits for money laundering in noncompliance with the Bank Secrecy Act (BSA).

If government properly defines property rights, then people are forced to pay for any negative externalities they impose on others. Therefore, the argument is made that market transactions produce efficient outcomes, although not always fair ones. In fact, seldom are they fair. I believe that an unfair outcome is not an efficient one. Not paying one’s fair share of taxes is unfair.
There are property rights in every resource, including drugs irrationally currently illegal. The assumption is that one does not have the right to act on anything that is not their property. Either government assigns the property rights to an individual or household or a company, or we assign them to the government. A common property resource is one that no one specifically owns, therefore, does that mean everyone owns it? Drugs irrationally currently illegal fall outside all current rules for property. Hence the bloody ravages of turf wars between drug lords. Does that mean that here everyone via government takes on the role of deciding common property rights? The government affects the economy and culture when it defines or assigns property rights, taxes, subsidizes, and regulates. Via regulation, government has increasingly taken over common property such as water and air. So why not the drugs irrationally currently illegal?
Who owns the oceans? The assumption is that beyond country’s territory claims, the ocean is common property. Everybody uses it and nobody maintains it. Similar to the vast profits made off drugs irrationally currently illegal. A lot of people are making money off drugs irrationally currently illegal but not paying for it.

When they do then the qualifying loan amount rises, so we ought to drop mortgage interest rates so more people can qualify to own their own home. When I drafted into the Army, we handled ass holes like these by fragging them. In the U.S. military, fragging refers to the act of attacking a superior officer with a fragmentation grenade.
The term originated in the Vietnam War and was most commonly used to mean assassination of an unpopular officer of one's own fighting unit, often by means of a fragmentation grenade, hence the term. Although the term is derived from the grenade, the act was more commonly committed with firearms during combat in Vietnam.
A hand grenade was often used because it would not leave any fingerprints, and because a ballistics test could not be performed (as it could to match a bullet with a firearm). The grenade would often be thrown into the officer's tent while he slept.
Sometimes the intended victim would be 'warned' by first having a smoke grenade thrown into his tent. If he persisted in antagonizing his men, this would be followed by a stun grenade, and finally by a fragmentation grenade.
A fragging victim could also be killed by intentional "friendly fire" during combat. In this case, the death would be blamed on the enemy, and, because of the dead man's unpopularity, the perpetrator could assume that no one would contradict the story.
Many soldiers were not overly keen to go into harm's way, and preferred leaders with a similar sense of self-preservation. If a C.O. was incompetent, fragging the officer was considered a means to the end of self preservation for the men serving under him. Fragging might also occur if a commander freely took on dangerous or suicidal missions, especially if he was deemed to be seeking glory for himself.
The very idea of fragging served to warn junior officers to avoid the ire of their enlisted men through recklessness, cowardice, or lack of leadership. Junior officers in turn could arrange the murder of senior officers when finding them incompetent or wasting their men's lives needlessly. Underground GI newspapers sometimes listed bounties offered by units for the fragging of unpopular commanding officers.
Throughout the course of the Vietnam War, fragging was reportedly common. There are documented cases of at least 230 American officers killed by their own troops, and as many as 1,400 other officers' deaths could not be explained. Incidents of fragging have been recorded as far back as the 18th century Battle of Blenheim.

Judge Flynn denied the motion for a protective order, finding that it was unnecessary at this time.

Has zero empathy as is to identify with another's feelings. Empathy is to emotionally put yourself in the place of another. Empathy is the ability to recognize the sentience and suffering in another being. Empathy is the basis of high-level altruism that does not depend on the barter principle. Without empathy, there can be no compassion. Compassion is a whole system of skills and understanding learned and practiced, that manifests a high attainment of the human mind. Compassion is the sustained intention to seek the good of others and is characterized by empathy, patience, tolerance, understanding and gentle concern.

Internet media has the ability to present new, or previously suppressed, news.
Everyday consumers of goods and services now have the Internet to describe their experiences with businesses and those businesses’ employees. Government executives, administrators and all government employees, businesses, both non-profit and profit, legal and not legal, and every single one of their owners and employees, and all religious participants are ever increasingly more vulnerable to exposure, and accountability.
Consumers have become bolder that their payment means total accountability for what consumers paid for. Consumers are less likely to keep to their place, do as they’re told and keep their opinions to themselves. Today’s governments, businesses or religions that dismiss or ignore consumers do so at their own risk. The Internet is free at public libraries, free at many businesses and free to anyone that wants to crawl on to it from a nearby wireless connection. Consumers of these goods and services more often than not relate bad experiences over good experiences. Exercising their freedom of speech rights where legal and illegal, they not only spell out and link the offending business’ name and location, but also the offending employees and/or owner’s names and locations. They spell out in great detail, and link with supporting documentation, their complaints.
I am glad to see “Gone are the days where settings from Auschwitz to Abu Ghraib contaminated in isolation both superiors and subordinates.†I am glad “the Internet is real-time exposure forcing attention, and repercussions.†I am glad “The result has been an increase in holding others accountable, just saying no and exposes.â€
Governments, schools, teachers, businesses, attorneys, judges, Realtors, home loan lenders, doctors, mechanics, hospitals, religions, etc. should be “relentlessly interviewed, closely monitored, increasingly resisted, and constantly scrutinized.â€
“Online exposes and nastiness†happen for a reason. Reasons like bad customer service or injustice. “As the realization sinks in that the Internet is also a real time conduit of one’s reputation,†customer service will be deliberately forced to get only better.
I have come to the recent conclusion that the Internet has made the Better Business Bureau a dinosaur. The BBB does not publish what the complaint is, and without that, the complaint is useless. Complaints made to the BBB about businesses not providing goods and services as advertised or legally required, bar associations about lawyers lying and taking client’s money but not doing what they were paid to do, Realtor associations about Realtors clearly violating written ethics rules, ethics committees, commissions, etc. should not be private. Instead, all should be public. But they’re not.
That’s another reason why there is an increase on the Internet of complaints and exposes. Too often, ranks have closed in around an offending member and protected them rather than hold them accountable. Or worse, the accused makes threats against the complaintant and witnesses, or bribes are offered by the accused and accepted by the investigator(s), prosecutors and/or judges. The Internet is the medium to not only expose the offending member, but also these cover ups by those paid to investigate, judge and punish offenders.
Public records are public to protect the public. That’s why our publicly elected officials voting records are public. That’s why publicly elected officials can only have public meetings “putting their opinions and conclusions easily available to everyone.†That’s why all complaints, investigations and outcomes should be public.

The Internet has become a common ground for sharing viewpoints, both pro and con. As more people are tuned in to the electronic age it has become increasingly more difficult for the bad practices of any business, no matter how remote or small their marketplace is, to continue without being noticed, as has been the case until now. Most have access to a computer. Public schools and libraries have free public computer access and training. Most can now instantly post previously hidden facts and their free speech opinions, and access others’ post of previously hidden, even deliberately suppressed, facts and free speech opinions. Happenings and ideology that previously would never have been disseminated are now readily found with a simple Google search. A Google search is just a search for credentials and integrity.
The result is that individuals and organizations are suddenly finding their previously hidden illegal, corrupt, lazy, or immoral behaviors, and their secrets, avarice, cravings, or even mistakes, suddenly and rightfully very publicly front and center on the Internet. Integrity, or its’ lack, is immediately exposed in a simple Google search.
Harmful behaviors that once were self-servingly known then to be ephemeral, and smugly relied on by the licentious perpetuators to be such, are now instantly available for analysis and judgment in the permanence the of the Internet. In response, evil raises its specious clamor when it finds itself suddenly and rightfully in the expose spotlight of the Internet. Once exposed, evil then aggressively applies its Unclean Hands to spurious ridicule and makes heavy-handed, manipulative intentionally damaging legal threats of, or illegally pursues, defamation to brutally and wrongly silence the dissemination of facts and muzzle free speech beliefs. This clause Allan Zane/Remcor wrote into the Hanneman’s contract, that “the lender is not to be told†is common practice. It’s known as a wrap-around mortgage. And it is illegal and unethical. Remcor, Magi Bird and Remcor’s agents proudly don’t care about illegal and unethical. They very self-satisfiedly teach “that anything goes as the odds of getting caught are slim to none, and when caught, no one does anything about it anyway.â€

Title/escrow knew about these and once a Prophylactic Deed of Trust was identified as a Prophylactic Deed of Trust, title/escrow just routinely required the Prophylactic Deed of Trust be removed at close of escrow. I am an honest & ethical Reno Realtor who is mad as hell when this site was brought to my attention. Mad not at the exposes, kudos for that, but mad at these few people in my industry that give the vast majority of us who are honest and ethical, a bad name. How in hell do I legitimately compete against what I've been reading here?
With our home values dropping a shocking 2% a month, I have found myself swallowed up by the greedy fraud leviathan. As part of that greedy fraud leviathan, yes, Remcor Realty is a company whose Broker and agents ought to be in prison for the rest of their lives, along with their co-conspirators. For years Remcor’s taught real estate classes at the real estate board. Mortgage and real estate fraud was regularly taught in these classes. This clause Allan Zane/Remcor wrote into the Hanneman’s contract, that “the lender is not to be told†is common practice. It’s known as a wrap-around mortgage. And it is illegal and unethical. Remcor, Magi Bird and Remcor’s agents proudly don’t care about illegal and unethical. They very self-satisfiedly teach “that anything goes as the odds of getting caught are slim to none, and when caught, no one does anything about it anyway.â€

I believe mortgage fraud and real estate fraud are forms of domestic terrorism. I also believe the call is way long overdue for a return to American pragmatism in economic policy to use government to represent the interests of the future to the present. The public sector via laws must continue to be actively used to support and strengthen the private sector. I don’t think we need any new laws nor do I believe that different laws would have avoided the Housing Bust. What was needed to avoid the Housing Bust, and wasn’t done, was the enforcement of what was, and remains, already in the law! *
The Housing Bust was from the mortgage fraudsters willfully acting with reckless disregard of the truth, law or the consequences of their actions. Those fraudsters were home loan lenders, lender’s managers, loan officers, loan processors, loan underwriters, Realtors, escrow officers, escrow company managers, title officers, title companies and their managers, mortgage brokers, appraisers, the FBI, State Attorney Generals, State Real Estate Divisions, State Mortgage Divisions, County District Attorneys, local police and sheriffs, and the National and local Association of Realtors as they all failed to follow or enforce the existing rules, laws and Codes of Ethics.
The why for the lenders not doing the required Note Modifications remains home loan lender greed resulting in the home loan lender’s tradeoff of their short-term profits from their loan origination fees in relationship to future foreclosures directly resulting from those past short-term profits. A sale generates immediate profits o the lender in the buyer’s loan(s). Moreover, those lender profits are an enormous amount in immediate fees per home loan.
The required Note Modification does not generate those type of fees to the lender. That is why the proposal to refinance into a government backed, insured or subsidized loan is untenable and unconscionable. It is swaggering jargon that confirms lender smallness and arrogance in their thinking. It is more houses of cards, and smoke and mirrors. A Short Sale or a refinance does NOT benefit the borrower. NEITHER benefits the American taxpayers. NEITHER benefits the American economy. A Short Sale and a refinance ONLY benefit the home loan lenders. Short Sales and refinanced strong-armed into by the lender are strong evidence for MORE Bait & Switch home loan practices. Are decent people really that easy to manipulate?
The point is that lenders have already approved millions of Short Sales. Lenders used these Short Sales to deliberately drive Americans out of their homes knowing they would be future homebuyers with future home loans. Lenders created the problem and created for themselves future profits. It was draconian. The required Note Modification would have avoided that. Lenders are already approving a reduction in principal aka loan forgiveness in these Short Sales. They can do as I pointed out, the same required loan forgiveness and interest rate reduction in the required Note Modification. Then the homeowner remains in their home.

The subject line read: "Hot Mature Cheerleaders!" Here's where the thinking occurred: what exactly is a "mature cheerleader"? Once out of college, there isn't much of a cheerleader market in this world. Most students graduate by age 22 (we are tacitly dismissing the possibility of graduate/post-graduate cheerleaders). Allowing time for making up failed classes, unplanned pregnancies, substance abuse problems, bereavement of dead relatives/roommates, we would expect over 99% of cheerleaders to be out of school by 26. Compared to a 6th grader, 26 may indeed be mature, however, I doubt the originators of that email had such a juxtaposition in mind when they developed their randy tag line. In any event, in the big picture, I hasten to call 26 mature. Which brings us back to the original question.
Of course, there is a professional market for cheerleaders in such arenas as professional sports and used car lot promotion, but these cheerleaders are lucky to have their GEDs, let alone a college degree. Most are simply strippers either killing time until their shift starts, or waiting for their crystal meth to wear off (or both). In other words, they are not older than college age. In fact, since most of them will be dead, pregnant or in prison by the time they reach 24, we would expect the mean age of this professional cheerleader demographic to be between 20 and 21. But perhaps here we may find a clue as to what exactly constitutes a "mature cheerleader".
The "mature cheerleader" is a creature of fiction, not of the real world as we know it. The mature cheerleader is simply a recycled porn thespian or stripper in a Halloween costume reinventing her career after her fourth divorce. She does a little hoochie-coochie dance for fifteen minutes in an aluminum siding warehouse in Chatsworth, then stops being a mature cheerleader. Put another way, the mature cheerleader is a lie! Just another vicious lie in my bloated inbox.

Empathy is the ability to recognize the sentience and suffering in another being. Empathy is the basis of high-level altruism that does not depend on the barter principle. Without empathy, there can be no compassion. Compassion is a whole system of skills and understanding learned and practiced, that manifests a high attainment of the human mind. Compassion is the sustained intention to seek the good of others and is characterized by empathy, patience, tolerance, understanding and gentle concern.

Realtors Lack of Professionalism
My experience is with real estate agents in California and Nevada. Here’s what real estate agents I, my family, friends and coworkers have known and read about have convinced me and us of.
All real estate agents are ONLY sales people. The vast majority of real estate agents are lacking in manners. All real estate agents are failures at agency and fiduciary duties. All real estate agents are GROSSLY under-regulated. All real estate agents are grossly NOT held accountable for what little they are regulated for. All real estate agents are more often than not, practicing law without a law license in real property law, landlord-tenant law, contract law, homeowners associations’ law, and contracting law. All real estate agents are practicing in other areas such as taxes, accounting, finance, contracts, economics, construction, permits, contracting, education, loans, fire & liability insurance, engineering, civil rights, urban planning, landlord-tenant issues, finance, escrow, title insurance, homeowners associations, and politics they have little and certainly NOT enough expertise in. All real estate agents are GROSSLY overpaid. All real estate agents do not pay their fair share of income taxes. All real estate agents do not pay their fair share of business license fees. That is at the city, county and state level. All real estate agents and their managers should have at minimum, a Bachelors Degree in Real Estate.
All Escrow Officers and their managers should have at minimum, a Bachelors Degree in Business with an Escrow Major.
All Loan Officers, Home Mortgage Consultants, whatever they choose to call themselves, and their managers should have at minimum, a Bachelors Degree in Finance.
All Real Property Title Officers and their managers should have at minimum, a Bachelors Degree in Business with a Real Estate Major.
All State Division or Department of Real Estate investigators, staff and administrators should have at minimum, a Bachelors Degree in Real Estate.
All State Division or Department of Insurance investigators, staff, and administrators should have at minimum, a Bachelors Degree in Real Estate with an Escrow Minor.
All State Division or Department of Mortgage Lending investigators, staff, and administrators should have at minimum, a Bachelors Degree in Real Estate with a Finance Minor.
All State Attorney Generals and Deputy Attorney Generals, should have along with their minimum of a law degree, also have a Bachelors Degree in Real Estate with an Escrow Minor.
All Board of Realtors staff and administrators should have at minimum, a Bachelors Degree in Real Estate.

Allan, you’re correct, the real estate agents are exactly that, sales people. And bad sales people at that. They act as order takers. Anything else is to be practicing law without a license when they get into all the other stuff they do. The flip side, though, is that most lawyers don’t really know real estate.
A perfect example of that is the so-called real estate professor at TMCC who is a lawyer with NO real estate degree and escrow degree. Even worse, read my story in this link about his ethics. “Cause Scheible is acting more like a sales person, and an unethical one, that an ethical lawyer.

That’s a good and fair question. I now think it’s because a Real Estate Degree it is too high of a bar for the vast majority of Realtors to meet. I think the Real Estate Degree should be a Bachelors’ Degree and I agree that all real estate agents should be required to first have a Bachelors’ Degree in Real Estate before getting any sort of real estate license.

I don't think realtors should necessarily have a degree, but I do think the scope of their work needs to be seriously restricted. The idea that realtors can act as though they're some sort of financial advisor, economic expert, or real estate lawyer is ridiculous. Realtors are sales people. That's it. Sure, they pick up some domain knowledge dealing with real estate all day, but if you think you're getting more than a sales person, primarily, you're being misled. I think realtors should have strict ethical codes about what they're allowed to advise clients on that doesn't allow them do go beyond sales.

Screw Them
The blog world is NOT a relatively powerless echo chamber.
Internet-based liberal activist’s have outed the identities of the villains and traitors. Craig’s stories reach because there are clear distinctions between good and evil. In our so-loved entertainment culture, these type of powerful stories are what sustains citizen involvement. The postings of this outrage and the compiling up of rap sheets broke the stillness and reinforces the narrative. The Internet hum of discontent is growing. The wave crows until it crashes into the national consciousness.
Craig’s exposes are on-going soap-operas, narrative, entertainment of the highest order. Nothing more American than that.
