According to the public records of Reno Justice Court, Keith W. Gledhill, Realtor with Prudential Nevada Realty, bragged that his clients, the Kings, “California investors he had successfully marketed to,” were doing a Second Home purchase. The property address was 2745 Snow Partridge Dr., Reno, Nevada 89523. On August 19, 2004, the King's Second Home Wells Fargo Loan Qualification letter was faxed to Mr. Gledhill.

Those same public records have that the Kings, of 2593 Onizuka Cir. San Pedro, CA 90732, and Mr. Gledhill of Rancho Palos Verdes, CA exhibited unusual concern regarding compliance with government reporting requirements, anti-money laundering policies, home loan fraud, owner occupant home loan fraud, home insurance fraud, forged documents such as rental agreements, home owners' insurance, and does the lender follow up on documents and go out and actually check property after close? The Kings and Mr. Gledhill repeatedly exhibited a lack of concern regarding risks, commissions or other transactional costs to a home loan lender or insurance company. The Kings and Mr. Gledhill were hostile and threatened to sue when concerns of this sort to their attention. This suspicious behavior and threats were brought to the attention of a Wells Fargo manager, James Elvick, several times, verbally and in writing.

According to the Reno Gazette Journal rental ads, the Kings immediately gave rental and management control to the Mr. Gledhill and his wife Jennifer over the occupancy and use of 2745 Snow Partridge Dr. According to the public records of Reno Justice court, on August 23, 2004, the Kings had the Gledhills take over the renting out 2745 Snow Partridge Dr., and would manage it for them.

Wells Fargo found out and changed their second home loans to nonowner occupant loans, faxing the King's Nonowner Occupant Qualification Letter to Mr. Gledhill. The Kings became very angry with Wells Fargo and said the Gledhills had told them to do it at a Second Home and to talk with Keith since they obviously didn't know a thing about the business.

Wells Fargo spoke with Mr. Gledhill about he and his wife renting out 2745 Snow Partridge Dr. when he had the Kings applying for Second Home loans, and six months later pulling equity out. Mr. Gledhill was unconcerned and told Wells Fargo “everyone does it.” That he had learned it from Michael (Michael Reynolds, an agent in his office) and Jenna (Jenna Clark escrow officer with First Centennial) and the Wells Fargo loan officer could buy a better home in a better neighborhood, drive better cars and make more money with less work as he planned to do dozens of these purchases off his campaign to investors, and he would give those loans to Wells Fargo, plus all his and his client's future refis, millions of dollars of loans putting thousands of dollars in the Wells Fargo pocket that would dramatically improve the loan officer's lifestyle and environment.

Wells Fargo pointed out it was mortgage fraud and a bribe, both felony crimes. Mr. Gledhill replied his chances were slim to none he would be caught. If he was, he would just say he was new and his Broker failed to supervise him, so he would get just a slap on the wrist, and what was Wells Fargo going to do, tell? Mr. Gledhill told Wells Fargo that if it did he would have Wells Fargo black balled with the Realtors.

Wells Fargo immediately brought these issues to the attention of G. Roop, Mr. Gledhill's Sales Manager who was also unconcerned. Wells Fargo then brought it to the attention of Valerie Mapes, Mr. Gledhill's Broker. Ms. Mapes also was unconcerned.

Mr. Gledhill and then the Kings then fired Wells Fargo as they continued to refuse to do the fraudulent loans. Mr. Gledhill soon after closed two fraudulent Second Home loans with First Horizon Home Mortgage using Vice-President Patrick Riley's assistant to do so. During that time, per Reno Gazette rental ads September 23, 2004, there was rental ads for 2745 Snow Partridge Dr., with per 2004, Pg. 187 SBC phone book, with Gledhill's 775-747-6581 telephone number on them.

Per Washoe County public records September 23, 2004, First Horizon Home Loan #s 0050387976 & 0050385640 had Second Home Riders for 2745 Snow Partridge Dr. According to the Washoe County public records, on September 23, 2004, the Kings signed two First Horizon Second Home Riders, one each for the two loans they have on 2745 Snow Partridge Dr. Yet, the Gledhills already had the property rented out for the Kings, a violation of the King's two Second Home Riders. The Gledhills intentionally took the Kings, after they fired Wells Fargo for only willing to do nonowner occupant loans for 2745 Snow Partridge Dr. for them, to another lender. With never any intention of occupying 2745 Snow Partridge Dr. as a Second Home, the Kings always intended, and did, with the Gledhill's assistance, have it rented out before the Kings had even signed the two Second Home loan documents to close.

The two First Horizon Second Home loans then recorded September 27, 2004 - intentional Loan Fraud by the Kings with the help of Prudential Nevada Realty and the Gledhills. The Kings, Prudential Nevada Realty and the Gledhill's misrepresentations were done for the benefit of themselves as they collected commissions and the Gledhills were compensated for their management of 2745 Snow Partridge Dr.

Nevada Revised Statue 645 and Nevada Administrative Chapter 645 impose upon all licensees special duties of disclosure and protection of the public from misrepresentation and unethical practices. Prudential Nevada Realty, its' Broker, Valerie Mapes, its Sales Manager, G. Roop, and its agent, Keith Gledhill, did not abide by the letter or spirit of laws and their code of ethics.

Pattie Nees of Lakemont Homes/Granite Ridge, Reno, 775/747-6622, then called Wells Fargo to tell them Lakemont Homes had just discovered the Gledhills had two contracts for two owner occupied lots of Lakemont in two separate Lakemont Home's subdivisions. That meant the Gledhills had two concurrent owner occupied homes to be built. Mr. Gledhill threatened to sue Lakemont and everyone there as “his lawyer had told him he could do that!” when Lakemont told him he couldn't.

There are numerous Title 18, United States Code, Section 1014, NRS 645, NAC 645 and Realtors Code of Ethics violations here. Prudential Nevada Realty and their agent, Mr. Gledhill, and their clients, the Kings, were unethical and grossly negligent. They repeatedly dealt with several parties to each real estate transaction, specifically each lender and subsequently Fannie Mae or Freddie Mac, and the American public in manner that is deceitful, fraudulent and dishonest. Prudential Nevada Realty and their agent, Mr. Gledhill failed to do their legally and ethically required utmost duty to protect the public against fraud, misrepresentation and unethical practices related to real estate.

These cheaters and others like them are economic terrorists that pierced to the very economic heart of American Homeland Security. Why hasn't the FBI done their due diligence? If they had committed the resources, and gotten this economic terrorist, this threat to American economic security, convicted; he, his Broker Valerie Mapes, his company Prudential Nevada Realty, and his clients would have been out of the Mortgage Fraud business years ago. Ms. Mapes was recently promoted .

I am an honest & ethical

I am an honest & ethical Reno Realtor who is mad as hell when this site was brought to my attention. Mad not at the exposes, kudos for that, but mad at these few people in my industry that give the vast majority of us who are honest and ethical, a bad name. How in hell do I legitimately compete against what I've been reading here?

With our home values dropping a shocking 2% a month, I have found myself swallowed up by the greedy fraud leviathan. As part of that greedy fraud leviathan, yes, Remcor Realty is a company whose Broker and agents ought to be in prison for the rest of their lives, along with their co-conspirators. For years Remcor's taught real estate classes at the real estate board. Mortgage and real estate fraud was regularly taught in these classes. This clause Allan Zane/Remcor wrote into the Hanneman's contract, that “the lender is not to be told” is common practice. It's known as a wrap-around mortgage. And it is illegal and unethical. Remcor, Magi Bird and Remcor's agents proudly don't care about illegal and unethical. They very self-satisfiedly teach “that anything goes as the odds of getting caught are slim to none, and when caught, no one does anything about it anyway.”

Something Prudential Nevada' Realty's Valerie Mapes, Michael Reynolds, Keith W. Gledhill, First American Title, First Centennial Title, Jenna Kay Clark, and way too many others whole-heartedly embraced and arrogantly echoed.

By “no one” Remcor Realty means the Board, MLS, the Real Estate Division, the Mortgage Lending Division, the police, the Washoe County Sheriff, the District Attorney, the Attorney General, investigators, the judges – both state and Federal, the Federal attorneys, the IRS, and the FBI. The thought is willful ignorance, incompetence and corruption - they took a bribe.

Escrow officers/managers know wrap-around mortgages are illegal and unethical. Title officers/managers know wrap-around mortgages are illegal and unethical. Loan/Note Servicers, like local Evergreen, know wrap-around mortgages are illegal and unethical. Real estate agents know wrap-around mortgages are illegal and unethical. Loan officers/managers know wrap-a-round mortgages are illegal and unethical. The Real Estate Division and Mortgage Lending Division know wrap-around mortgages are illegal and unethical. TMCC real estate instructor and lawyer Ben C. Scheible knows wrap-around mortgages are illegal and unethical. Real estate instructors and lawyers know wrap-around mortgages are illegal and unethical. Accountants and tax preparers know wrap-around mortgages are illegal and unethical. Investigators know wrap--round mortgages are illegal and unethical. Law enforcement knows wrap-around mortgages are illegal and unethical. Yet, too many either do wrap-around mortgages, are involved in or with them (criminal conspiracy - RICO), and/or teach them.

Not everything Remcor taught was/is illegal and unethical. Another idea Remcor taught was to always file your own Prophylactic Deed of Trust against your property(s). Their reasons for doing so were two. One was to prevent a version of Identity Theft where the fraudster sold or refinanced your real property out from under you. By filing your Prophylactic Deed of Trust that means that escrow would send you its Beneficiary Statement when a conveyance or refinance was happening. That is a very big and important notification if a conveyance or refinance was happening if you hadn't known of and approved of either. Conveyance includes these fraudulent foreclosure notices written here about, these notices from a party with no authority to foreclose.

Title/escrow knew about these and once a Prophylactic Deed of Trust was identified as a Prophylactic Deed of Trust, title/escrow just routinely required the Prophylactic Deed of Trust be removed at close of escrow. So Prophylactic Deed of Trust's Deed of Reconveyance was routinely filed with the other Deed of Reconveyances, followed by the new Deed(s) of Trust, often including a new Prophylactic Deed of Trust.

The other version was/is of course the illegal and unethical wrap-around mortgage. An illegal and unethical wrap-around mortgage is a Deed of Trust masquerading as a legal and ethical Prophylactic Deed of Trust.

This illegal and unethical wrap-around mortgage's Deed of Trust masquerading as a Prophylactic Deed of Trust is being aggressively taught by Remcor to real estate agents, escrow officers/managers, title officers/managers, lawyers, investigators, judges, accountants, tax preparers, and law enforcement.

Wrap-around mortgages are the center piece of Remcor's strategy in this down market where 85 to 90% of the MLS is properties either in foreclosure or bank owned. Remcor relentlessly pursues other real estate offices to teach this. They have a network of existing co-conspirators they are always looking to aggressively expand. Their hook is money. Title, escrow, lawyers, real estate agents, loan officers, appraisers, accountants, tax preparers, and sellers all get paid off this wrap-around mortgages when so many aren't since this collapse.

Don't think the mortgage and real estate fraud has gone away because the housing market collapsed. On the contrary. Remcor Realty, among too many others, is always aggressively seeking and proselytizing newer and better fraud in the desperate pursuit of money in bad times, and more money for the greedy sake of money in good times.

My Broker says our Code of Ethics prohibits us from doing anything. Oh I can blog it here under a blog name, but that's it. I think NRS 645 and our Code of Ethics does require us as real estate agents and Realtors to turn in these fraudsters. My Broker says different. I am forced to join in with the fraud in order to survive. I am forced to participate in order to compete and make money. I am forced to keep silent with my buyers and sellers.

Last year I replaced all the windows in my house with the expensive double-pane energy-efficient kind. Then this week I got a call from the contractor who installed them. He was complaining that the work had been completed a whole year ago and I still had not paid for them. Now just because I'm a blonde doesn't mean that I am automatically stupid. So, I told him just what his fast-talking sales guy had told me last year... Namely, that in ONE YEAR these windows would pay for themselves! Helllllooooo??? It's been a year!
